    I’m confused about pre-qualification vs pre-approval because my friend and I have spoke to a few realtors/lenders and have asked them about pre qualification first or soft pulls and they’ve all acted like that doesn’t exist and that they must perform hard pulls to our credit scores to know anything at all. We don’t want our credit scores effected if they don’t have to be. How do we avoid that?

    Hey Mrs. Ciara you may or may not have answered this question, but if you are a first time buyer, married, and have multiple bank accounts which ones would you send the lender when they request that bank statement information? My hubby and myself have a joint account and separate savings account? Thanks for any advise

    You would have to use the prepaid card to pay your rent in order to get it to make a difference with your score.

    Is this true? From a lender.

    we can’t use the income base repayment letter for a VA loan. You will either need to have a regular payment set up with your student loans and we will need to see a few payments on your credit report, or we would need to do the calculation

    great vid, with a lot of helpful information in one video. I have a question about how a lender will consider my income. I am currently in nursing school and will be graduating in the spring. The program was two years and I have been working 30-35 hours at , my job the entire time. Will the lender consider my situation as a normal person with W-2 employment or will they consider me a student? I ask because I plan on taking time off before starting my nursing job, but I will keep my job if they won't just consider my time in school instead of my income.

    Can you speak about people who no longer work but receive a fixed income like ssdi would need to do to get approved. What documents would we need to get pre-qualified? And if you are currently in one state but want to purchase and move to another state, should we contact a lender in the state we want to relocate to? I noticed you do mortgage applications in GA where I want to purchase. Can I contact you to apply?
